Founder and Managing Partner
Jon Fridlender has real estate development in his blood. He is a third-generation multifamily property owner, manager, and developer, with his family he has been in the real estate business for almost 40 years. In 1976, Jon’s grandfather, Jack Fridlender began the family business while living in Cape Town, South Africa, and then later relocated to Perth, Australia. At a very young age, Jon took an immediate liking to real estate, learning supervision, acquisition, development, and management styles of the family business.
In 2003, Jon immigrated to the United States to study finance at Yeshiva University in New York. While he was taking classes during the day he was also working as a manager for local rental properties. Upon finishing his studies Jon added to his list and began a short stint as a realtor. In 2009, Jon began his Miami-based real estate investment firm, and DJ Acquisitions was created. Since its inception DJ Acquisitions has acquired, renovated, and sold over $250 million dollars of real estate. During that span over 5,000 multifamily unit doors have been successfully managed and growing.
Founding Partner and Marketing Director
Dr. Daryl Gershbein, 53 years old, father of three grew up in Brooklyn, New York. Daryl spent much time in his families retail pharmacy business. After graduating pharmacy school at St. John’s University he help continue to grow and develop the business enterprises, which later was acquired by the CVS company. Daryl attended medical school at the New York College of Podiatric Medicine and completed a residency in podiatric surgery. At age 27 he relocated to Aventura, Florida where he currently resides. Dr. Gershbein still owns the Miami Foot Center which is one of the largest and most successful group practices in Southern Florida. Dr. Gershbein also developed a podiatric network which services several Florida insurance companies. In the mid 90’s Daryl purchased a vacant hospital from the then Columbia/HCA corporation. Over the next several years, until its purchase by a leading national assisted living company, he and his partner were credited with the rehabilitation and development of a five star premier retirement community.
Dr. Daryl Gershbein having a diverse background in many businesses is a natural as our director of marketing. We are pleased with his many successes and achieving incredible occupancies for our multifamily communities.
Executive Vice President
Autumn, a Certified Apartment Manager (CAM), began working in property management in an on-site position as a Property Manager. Autumn has twelve years of real estate management experience which includes both multifamily and single family projects. She excelled in several roles, including Regional Manager and National Asset Manager, on her way to joining DJ Acquisitions in 2017. Autumn was then promoted to becoming DJ’s Executive Vice President. She is very passionate about growing her team from within, and she takes pride in empowering members of her team to develop to the next level.
Known for her efficiency, Autumn is a leader who has a knack for helping managers create solutions to any problem through collaboration. Driven by the goal of providing housing with excellent customer service at an affordable price, she and her team actively look for ways to improve their resident’s lives.
Regional Vice President
Eric joined the Corporate Leadership team in 2018 as Regional Vice President, bringing over 20 years of Multifamily experience to the table. Eric specializes in distressed assets, renovations, acquisitions, and marketing. Some of Eric’s Portfolio’s reached the Southern States including, Tennessee, Mississippi, Florida, Georgia, South Carolina and his home in Alabama totaling 2500+ apartment units.
Eric began his career many years ago as a Leasing Consultant, while quickly growing to Asset Management; he strives for leading top-notch operations teams, spearheading renovations, and ultimately keeping the owner/investment teams happy. Eric has been with several performing teams such as Wilkinson Real Estate Advisors, Dayrise Residential, and Monument Real Estate Services.
In Eric’s spare time, when he has it, he spends it on a softball field participating in tournaments all over the United States, and enjoying life with his family, husband, and his dogs.
Director of Special Projects
Troy Bradley joined DJ Acquisitions, LLC team in 2017. He has a strong background in maintenance with over 20 years of experience in the industry working on renovations, contract bidding, negotiations, capital needs assessments, implementing preventive maintenance programs and training service technicians.
Troy currently holds the position of the Maintenance Director at Sandstone Turnkey where he is responsible for the evaluation, scope production, purchasing and execution of full apartment turnkey for renovated apartments. He oversees the Sandstone team on specific assignments at multiple sites throughout the DJ Acquisitions portfolio.
Before joining the DJ Acquisitions, LLC team Troy was employed with Atlantic Pacific Management located in Georgia where he was a Maintenance Supervisor. Troy holds several certifications which include Contractor/Construction Management, Home Inspector Trainer, Heating and Cooling HVAC Trainer, Universal EPA Certified, Builder’s Pre-Licensing and Training, Carpentry, Electrical and Plumbing.
In his spare time Troy is actively involved in his church as a Mentor for the Youth and is a Leader for the Cub Scouts Association.
As the DJ Acquisitions Financial Controller, Mike oversees all accounting functions of the company on a day to day basis. He maintains Daily Cash Flow controls, ensuring all collections of rents are properly accounted for as well as all bills are properly booked and paid for. He is responsible to ensure all month end closings go smoothly, all bank reconciliations are up to date, and all reporting to both the management teams and investors is timely, accurate and properly GAAP maintained. His reports include daily, weekly and monthly ad hoc reports covering a variety of the property management agenda. Mike has almost forty years’ experience in Property Management, Accounting and Real Estate environments. He is a Licensed CAM and holds an MBA from The University of South Florida.
Director of Human Resources
Rose serves as the Director of Human Resources at DJ Acquisitions, LLC. She is responsible for overseeing all aspects of human resources such as payroll, recruitment, strategic planning, employee benefits, HRIS, training and safety. Her industry expertise includes property management and real-estate.
Throughout her career, Ms. Acosta has worked with portfolios that exceeded 17,000 units. Prior to joining DJ, Rose managed over 400 employees across the U.S for Monument Real Estate Services. In this role, she administered all employee benefits, onboarding, HR system implementations and worked hand in hand with Ultimate Software.
Ms. Acosta is fluent in Spanish and holds a BA in Business Management.
Memphis Area Manager
Beverly Lewis started her Property Management career several years ago in Georgia and quickly rose up the corporate ladder to Property Manager. Beverly decided to make the switch and join DJ Acquisitions in 2017. Since joining DJ Acquisitions Beverly relocated to Memphis, Tennessee where she currently holds the position of Area Manager. Prior to her Property Management career, she also worked at Ashworth University and the Art Institute of Atlanta both in the Registrar’s and Admissions offices where her strong customer service skills made her a valuable asset to faculty, staff and students.
In her spare time, Beverly loves spending time with her family, traveling and singing.
Memphis Area Manager
Mary Andrade has spent the last 20 years of her life devoted to Property Management. In 1999 Mary began her career in Memphis Tennessee as a Leasing Consultant and quickly climbed the corporate ladder to today. Mary Joined the DJ Acquisitions team in 2018 as a Community Manager for our largest asset. More recently Mary has been promoted to Area Manager of Memphis and has provided her knowledge and team spirit to all of her properties. She takes pride in her communities and serves all of teams as a leader, mentor, and the first one to roll up her sleeves and get to work. Prior to starting her Property Management Career Mary was a Dental Assistant, and an on-air radio DJ.
In Mary’s spare time she spends it with her family and friends. She also enjoys traveling the States, reading, and playing with her 4 legged babies.
Jeniffer has been with the company for 4 years she is not just our Office Manager, but also our “go to” team leader when anything needs done…now….and correctly! She is the Executive Assistant to our Senior Staff, our Mail Room and FEDEX clerk and also assists as our In-House Travel Agency and Special Event Coordinator. Jen also work with the RVP and On Site Teams as the Resident Eviction Status Auditor, coordinates and reviews the status of who is under eviction at our managed communities. Jen also orders all supplies and services needed for the daily operation of our home office located Aventura, Florida. Jen is resourceful, anticipates the continuing needs of running the operation and is a trusted resource when confidentiality is required.
Donovan wears a number of hats at DJ Acquisitions. He is the contact person for our A/P programs such as OPS and Compliance Depot. He works closely to set up and maintain our vendor partnerships as well as overseeing the vacant unit turnover process throughout the company. As the Make Ready Coordinator, he is responsible for ensuring quick turnaround of vacant units and maintaining rent-ready inventory at the sites. Additionally, Donovan assists in maintaining the IT Systems within the company. Donovan also holds a Real Estate Associate License and Degrees in Video Game Development.
Marketing/Social Media Specialist
Lani handles the online Marketing Planning for the properties and works to implement the scheduling and development of the Vendor websites that are designed to bring new residents into our communities. Lani also maintains and updates our Social Media Platforms by keeping a fresh and up to date presence to our various sites. As our Digital Marketing Specialist, Lani makes sure, in today’s on-line world, that DJ Acquisition maintains a high level of recognition in a very competitive environment.
Maintenance Director Florida
Roberto is our Regional Maintenance Supervisor for our South Florida properties. He inspects our buildings, effects repairs, and generally keeps an eye on all aspects of the Florida sites. Roberto is also in charge of the day-to-day upkeep of the sites including lawn maintenance, HVAC, plumbing issues and any problems reported by residents. Roberto also assists when needed on Due Diligence, Takeovers and Maintenance Support in the various markets.
As the Property Accountant for DJ Acquisitions, Kevin is responsible for the day to day accounting needs for his designated assets and also provides the monthly reporting. Additionally, he supervises the firm’s receivable and payable departments. He has over twelve (12) years of experience in Real Estate and Property Management Accounting in both Commercial and Residential platforms. He is highly experienced in Yardi, Entrata, QuickBooks and other Accounting software. Kevin holds a Bachelor of Arts in Finance from Florida International University and also served five (5) years in the US Navy and was stationed in Mayport, FL.
Jr Property Accountant
Lilly is the Junior Accountant. Her main responsibilities monitoring Utility billing and aiding in the completion of the monthly bank reconciliation reports. Lilly is the intermediary between all our vendors used by the properties and the management company and maintains all aspects of the Accounts Payable process as well. Lilly is currently completing her Bachelor’s degree in Accounting.
Leann graduated from the University of Kentucky in 2009 with a BS in Accounting. She then graduated from the University of Louisville in 2011 with a Master’s in Accounting and received her CPA license in 2012. She has 12 years of accounting experience, with 5 of those years in public accounting (doing tax and audit work). She has worked in the residential real estate investment and property management industry for 4 years.
Leann started in this industry as an auditor, where she audited financial statements for multi-family residential real estate property management companies, and then moved into working in property accounting and asset management for multi-family residential real estate property management.
